Planning & Permitting Process

Requirements vary by location. All surveys, plans, permits, and municipal fees depend on your city/county and are billed separately from your construction quote. Construction timeline starts after permit approval.

Here is what to expect before we begin:

Step 1: Concept & Initial Estimate

• What’s Included: Your Sequoia Design estimate includes a conceptual hand drawing of your project layout.

Step 2: As-Built Boundary Survey

• Required Details: (if you have a survey, it may need to be updated with the details below)

  • Topography at 2' intervals

  • Tree locations labeled with size and species

  • All utilities labeled from street to house

• Estimated Cost: ~ $2,000

Step 3: Architectural Drawings & Site Plan

• Why It’s Needed:

  • Architectural Drawings (~$1,950): Detailed structural plans showing building code compliance.

  • Site Plan (~$2,500): Uses your survey to map proposed structures and lot coverage calculations.

Step 4: Permitting Submittal & Approval

• Estimated Cost: ~$1,500 for processing & expediting (municipal permit fees are set directly by your city/county).
